Brookfield initiates sale of Ausco Modular as Modulaire reduces debt

Sale linked to debt reduction at London-based parent Modulaire.

Brookfield has appointed Goldman Sachs to sell Ausco Modular, with the move linked to debt reduction at its London-based portfolio company, Modulaire. The process places one of Australia’s most recognisable modular operators into the market, with annual revenue exceeding $500 million and operating profit of around $100 million. The proposed sale is understood to be driven by balance sheet priorities at the parent level rather than any shift in Ausco’s operating performance or market position.

Established hire-led model attracts buyer interest

Ausco’s position is underpinned by its national fleet and hire-based delivery model, supported by a long-standing proposition centred on speed, flexibility and reliability. The business operates across a wide range of sectors, supplying transportable buildings for mining, infrastructure, education, commercial and community use.

Its offering spans both temporary and permanent applications, with the ability to deploy buildings rapidly and scale up or down in response to project demand. This includes site offices, workforce accommodation, classrooms, ablution blocks and fully serviced accommodation villages, alongside more permanent modular commercial and community buildings.

A defining feature of the business is its “plug-and-play” approach to project infrastructure, with buildings typically installed within days and supported by end-to-end services including permitting, power, furnishings and ongoing site support. The model is reinforced by a national network of service centres and a fleet that can be redeployed across regions as demand shifts.

Ausco’s long operating history, dating back to 1961, and its established role in remote workforce accommodation through its Stayover network, are expected to support interest from both strategic and financial buyers. The mix of recurring hire income and exposure to infrastructure and resources activity is likely to be central to valuation considerations.

The sale process is expected to test appetite for modular and relocatable building platforms at scale, particularly those aligned to infrastructure delivery and resource sector demand.
