Hive Modular expands modular luxury housing in the Philippines

Building a home in the Philippines is often a lengthy and expensive process, with rising material costs, contractor delays, and significant bureaucratic hurdles. Founded in 2023, Hive Modular builds high-end homes in a controlled factory setting before transporting and assembling them on-site, and they claim its modular homes can be completed in three to six months.

Hive Modular currently offers three models. Casita One45, a 45-square-metre unit with one bedroom, one bathroom, a kitchen, and a deck, starts at PHP 7.5 million (AUD $207,000). Casita One60, a 60-square-metre version, is priced at PHP 10 million (AUD $276,000). The largest model, Casita Two75, at 75 square metres with two bedrooms and two bathrooms, costs PHP 13 million (AUD $359,000).

All Hive Modular homes feature floor-to-ceiling windows for natural light and ventilation, built-in kitchen appliances, and rooftop decks. The design prioritises efficiency, using structural steel for fire resistance and earthquake durability. The company sources most materials locally, including wood, timber, and bamboo.

Hive Modular operates a factory in Silang, Cavite, with an annual production capacity of 50 units. The company is also exploring expansion to scale production and export homes to the United States. According to company sources, their modular construction processes also integrate sustainability measures, reducing waste and carbon emissions compared to conventional concrete-based builds.

Customers begin with a PHP 25,000 (AUD $690) reservation fee, followed by a site assessment. A 40% downpayment is required before production begins. Hive Modular manages coordination with local authorities and contractors to streamline the permitting process. Additional services, such as landscaping, solar installations, and pools, are facilitated through third-party providers.

Hive Modular claims its homes are designed to last over a century, with materials engineered for strength and resilience. The steel-framed structures are built to withstand transport and installation stresses, contributing to long-term durability in various environments.
