Canadian modular builder integrates AI powered 3DEXPERIENCE platform across design, manufacturing and construction.
Canadian modular builder MODS Inc, based in Québec, has adopted Dassault Systèmes’ AI powered 3DEXPERIENCE platform, a digital engineering platform developed by the French software company widely used in aerospace, automotive and manufacturing industries.
The platform will support a development pipeline valued at approximately $500 million (AUD $760 million) in multi residential modular housing projects.

Dassault Systèmes describes the platform as a shared digital environment linking building design, offsite manufacturing and site assembly within a single workflow. According to Dassault Systèmes, the platform enables design data to flow from project modelling through to factory production and installation planning, reducing coordination gaps between design, manufacturing and site assembly.
According to MODS founder and CEO Matteo Fiorilli, the company was established with the intention of applying manufacturing principles to building delivery.
“Construction has operated for decades as a fragmented, site driven craft industry,” Fiorilli said. “By applying advanced virtual twin technology and industrial manufacturing principles at the highest level, we are transforming multi residential development into a repeatable and scalable production system.”

Factory built modules form the basis of the delivery model
Based in Québec, MODS specialises in the delivery of volumetric steel modular buildings, with projects primarily targeting the multi residential housing sector, alongside hospitality, healthcare and commercial developments.
The company operates as an integrated modular delivery platform, combining architectural design, engineering, manufacturing, logistics and on-site installation within a single organisational structure.
Building modules are manufactured in controlled factory environments before being transported to site and installed using crane placement and pre coordinated assembly sequences. Structural components, services and internal finishes are typically completed within the factory before delivery.
This allows foundations and site preparation to proceed in parallel with module production, compressing construction schedules while reducing exposure to weather delays and labour variability typically associated with conventional site based building.
MODS reports that its modular system can reduce construction schedules by up to 50 percent, while also improving cost predictability through standardised production and fixed factory manufacturing processes.
The company currently operates across four Canadian provinces and reports more than 4,000 modules produced across its projects.

Digital coordination across the modular construction process
The integration of the 3DEXPERIENCE platform introduces a digital framework linking MODS’ design teams, manufacturing operations and construction activities.
Using virtual twin technology, project teams can simulate building production and installation sequences before manufacturing begins. The platform also incorporates artificial intelligence tools to assist with tasks such as quantity extraction, scheduling analysis and supply chain coordination.
MODS will deploy the platform through a cloud based model in which Dassault Systèmes manages system updates and ongoing development.
The timing of the move reflects broader pressure on housing supply across Canada. The Canada Mortgage and Housing Corporation estimates that the country must build approximately 3.5 million additional homes by 2030 to restore housing affordability.
Against that backdrop, MODS is applying modular manufacturing to multi residential housing, where factory production enables buildings to be delivered as repeatable systems rather than individual site builds.
