Swedish modular construction company SIBS to deliver new hotel in Western Australia

Project adds to growing Australian pipeline following recent ADU announcement.

Last week Built Offsite reported that Swedish modular construction company SIBS AB (Publ) had secured its first Australian order for 50 ancillary dwelling units (ADUs). A week later, the company has announced a second Australian contract, this time for a 212-key hotel in Kalgoorlie, Western Australia. Two project announcements in quick succession indicate increasing appetite of SIBS’ industrialised modular building system within the Australian market, where demand exists for faster delivery models across both housing and commercial accommodation. Project scope and delivery timeline
The contract, signed between SIBS and Western Australian firm Baracus Pty Ltd, includes approximately 7,700 square metres of hotel accommodation with supporting facilities including a restaurant, fitness amenities, meeting rooms and function spaces. The project framework enables SIBS to begin design services and the procurement of long-lead components immediately. Final design resolution is taking place in November, with production expected to commence in early Q1 2026 and module delivery to site during Q2 2026. Practical completion is targeted for mid-2026.

The delivery schedule is consistent with the modular approach applied in SIBS’ previous international projects, where fully finished volumetric modules manufactured in controlled factory environments are transported to site for rapid installation. The Kalgoorlie development follows the company’s ADU order announced last week, where SIBS will manufacture dwelling units for Australian conditions from its Malaysian production facilities ahead of installation in 2026.

With SIBS announcing two Australian projects within two weeks, international volumetric manufacturers appear to be responding more directly to Australian market signals across housing, accommodation, and commercial asset delivery.
