TLC Modular brings Vietnam built modular solution to Karratha hotel

The 325-module Bayview Hotel reflects growing confidence among Australian developers in offshore manufactured accommodation for large-scale projects.

TLC Modular has commenced deliveries for the Bayview Hotel in Karratha, with the first shipment of volumetric modules arriving from the company’s manufacturing facilities in Vietnam ahead of a planned September 2026 opening.

The project comprises 325 factory-built modules configured as two, three and four-bedroom accommodation units, providing capacity for approximately 1,200 rooms. The modules are being transported to Western Australia in three separate shipments before installation and final assembly by local construction partners.

The Bayview Hotel is the latest example of Australian developers embracing offshore manufactured modular construction for large-scale accommodation projects. By completing modules in a controlled factory environment before transporting them to site, the approach aims to shorten construction programs, improve quality control and reduce on-site labour requirements.

Vietnam manufacturing supports growing project pipeline
Manufactured at TLC Modular’s facilities in Vung Tau City, each module is wrapped, sealed, labelled and engineered for international transport before leaving the factory. Internal finishes are completed before shipment, with every unit individually tracked and protected throughout the sea voyage to ensure it arrives ready for installation.

Founded in 1995 by Alistair Sawer, TLC Modular has grown into an international modular construction provider with projects across Australia, New Zealand and Singapore. The company operates two manufacturing facilities in Vietnam, providing more than 41,000 square metres of manufacturing space and more than 45,000 square metres of warehousing. Combined, the facilities have capacity to produce more than 100 volumetric modules each month.

The company’s manufacturing model has been applied across residential, hotel and worker accommodation developments, including the six-storey, 183-apartment Elevation project in Northcote, New Zealand, and a number of accommodation developments in Western Australia.

According to TLC Modular, the Bayview Hotel is its sixth large-scale project delivered in Western Australia in recent years. Once complete, the development will provide accommodation alongside hospitality and dining facilities, with bookings expected to open in September 2026.

The Bayview Hotel illustrates the growing role of offshore manufacturing in Australia’s modular construction sector. By combining factory production in Vietnam with local installation in Western Australia, TLC Modular continues to apply a delivery model it has used across accommodation and residential projects throughout the region.
