Yatala-based VOLO Homes is on the path to prefabrication with their commitment to offsite construction
There’s a debate about the use of the word ‘disruption’ to describe the radical changes that have leveraged new technologies throughout history, from the invention of the printing press to the emergence of the shared economy. The argument goes like this: the reality of disruption is that, while it appears to happen overnight, it remains gradual and unseen, often for years, before it surfaces.
Volo Homes, led by CEO and founder Garrick Bull, was born from residential builder
G Developments, and like many of his colleagues, he had observed the growing momentum and acceptance of offsite construction in Australia and overseas. VOLO Homes, in many ways, captures the migration from a conventional onsite construction builder to an offsite construction manufacturer.
They’ve already completed numerous offsite construction projects including three- and four-bedroom houses for the NSW Bushfire relief program and also a 16-townhouse development in South Brisbane.
Mr Bull said the benefits of modular construction – 90 per cent of which takes place offsite at their Yatala factory are numerous and significant.
“You have all the benefits of the new build coupled with the high levels of quality and reliability you get from the factory controls,” he said.
Volo’s commitment to offsite construction has resulted in a contract to build the Vue Eco Village in Lismore, NSW. The developer, Green Vision Developments says its development is being built with a sustainable and energy independent prefabricated housing construction system that will set a national benchmark for affordable sustainable living.
“The region’s vacancy rate is currently less than one per cent, so there is a real need for new affordable living spaces, particularly for people working in key service industries,” said Scott Wharton, Managing Director of Green Vision Developments.
The project will provide 214 affordable homes of one to three bedrooms, ranging from 80sq m to 100sq, and also features several community outdoor spaces, a children’s playground, a men’s shed, multiple vegetable gardens, lap pools, shared electric vehicles and a neighbourhood organic shop.
Their commitment to embracing to offsite construction also extends to a net-zero carbon commitment.
“Our goal has to be for the whole lifecycle emissions of our buildings to be net zero, not just operational emissions. In pursuing this we view key decisions through the lens of whole-life carbon impact of our modulars,” said Ash Glenister, Marketing Director Volo Homes.
