West Manufacturing launches modular platform to expand steel housing delivery across U.S. markets

West Manufacturing has announced the official market launch of its modular manufacturing platform, positioning the company to accelerate delivery of steel modular housing across high-demand urban markets in the United States. The San Diego–based company confirmed the launch on March 5, following the expansion of its manufacturing footprint, leadership team and early development pipeline. The announcement follows the buildout of the company’s manufacturing platform and leadership team, supported by a recent friends-and-family funding round intended to support early project delivery and operational expansion through 2026.

Founded by a leadership team with experience spanning development, architecture, engineering and construction, West Manufacturing operates as a vertically integrated modular construction partner. The company brings together design coordination, modular engineering, factory manufacturing and onsite installation into a single delivery model intended to streamline delivery of multi-storey housing projects.

Chief Executive Officer and co-founder Demien Farrell said the company was established with a focus on execution and delivery rather than concept-driven modular initiatives.

“Construction doesn’t need more hype – it needs more delivery,” Farrell said. “We built WEST to execute: delivering steel modular buildings that go up faster, create less disruption, and make sense for dense urban infill, workforce housing, and communities rebuilding under real-time pressure.”

Integrated offsite manufacturing and onsite construction
West Manufacturing’s operating model combines factory-based module fabrication with coordinated onsite construction. Instead of following the traditional construction sequence where major structural and interior works occur sequentially onsite, the company advances site preparation while modules are manufactured simultaneously.

This approach allows structural modules to arrive on site largely completed, enabling installation and finishing works to proceed more quickly once craning begins. According to the company, this coordinated process can compress construction schedules while maintaining code compliance and architectural design intent.

The system is supported by an in-house architecture and engineering capability led by Vice President of Architecture and Engineering Justin Brechtel. The design team works with digital modelling and building information modelling tools to optimise projects for modular fabrication and ensure coordination between factory production and site installation.

The company also emphasises modular planning early in the development process, working with developers during entitlement and design phases to avoid later redesigns that can occur when modular considerations are introduced late in the project lifecycle.

Manufacturing platform designed for scale
Production takes place in a manufacturing facility located approximately 14 miles (22.5 kilometres) from the U.S. border. The factory covers around 225,000 square feet (20,900 square metres) and includes three production lines with more than 25 specialised workstations dedicated to module assembly and inspection.

At full capacity the facility can produce up to 16 modules per day. Most raw materials are sourced through U.S. supply channels under USMCA trade arrangements, allowing the modules manufactured in Mexico to comply with U.S. building standards while maintaining logistical efficiency for projects in California and other western states.

The platform has been developed in response to structural challenges within the U.S. housing market. According to Freddie Mac (the U.S. government-backed enterprise that buys mortgages to support housing finance), the country remains undersupplied by approximately 3.7 million homes. Modular construction has been increasingly explored by developers and policymakers as a method for improving delivery speed and reducing the uncertainty associated with labour shortages and supply chain disruption.

West Manufacturing is targeting mid-rise multifamily developments, workforce housing and urban infill projects where minimising onsite disruption is a priority. The company also identifies disaster-recovery housing and rebuilding efforts as sectors where faster delivery timelines can have significant community impact.

One of the company’s early demonstration projects was completed in Los Angeles in 2025. The six-storey modular residential development at 2853 West Boulevard in the West Adams district combined market-rate apartments with long-term affordable housing. Delivered from groundbreaking to opening in under nine months, the project includes approximately 823 square feet (76 square metres) of shared community space at street level designed for flexible co-working and resident use.

With its manufacturing platform now formally launched, West Manufacturing is progressing additional partnerships and project opportunities across the United States, with further project announcements expected during 2026.
