Western Australia’s Hamilton Hill social housing project utilises modular construction

Modular construction set to deliver affordable housing for Hamilton Hill in Western Australia.

The Western Australian government has announced the delivery of 19 new social homes in Hamilton Hill, Western Australia, using modular construction methods to minimise environmental impact, and deliver early occupancy for those in need.

All 19 homes were manufactured by Perth-based panelised timber specialist manufacturer, OFFSITE.
Of these, seven are three-bedroom, two-bathroom family townhomes on Kwenda Approach, with installation by INKA, and are designated for families on the public housing waitlist. Perth-based OFFSITE specializes in manufacturing prefabricated panelised modular buildings that can be installed quickly and efficiently, reducing construction time and costs. Their manufacturing process leverages advanced technology using HOMAG Weinmann advanced timber processing machinery with an integrated ‘digital twin’ software solution by hsbcad that connects the entire design and construction process, from design through to manufacturing and assembly.

Additionally, 12 one- and two-bedroom social homes, also manufactured by OFFSITE, are being installed on Karda Way by Dale Alcock Projects. Six of these homes are scheduled to be completed by April 12, and are aimed at achieving a 7.5-star NatHERS energy efficiency rating. They are designed to be adaptable for ageing residents and those with disabilities, and will feature water-saving gardens and solar energy systems.

The broader OneOneFive Hamilton Hill development will ultimately provide over 330 new homes across 11.9 hectares, accommodating up to 800 residents. This initiative is part of the government’s $2.6 billion investment in housing and homelessness measures, which has already resulted in the addition of over 2,000 social homes, with a further 1,000 under contract or construction.

A WA government spokesperson stated, “Since our record investment in housing and homelessness measures, we’ve added more than 2,000 social homes, with a further 1,000 social homes under contract or construction. Importantly, the first seven new social homes constructed by INKA are three-bedroom, two-bathroom homes and will provide housing to families on the public housing waitlist. A further 12 new, one- and two-bedroom timber frame social homes are also currently under construction. We’re doing everything we can to bolster the supply of housing throughout Western Australia – particularly for those who need it the most.”

Fremantle MLA Simone McGurk commented on the project’s impact on her electorate, stating, “OneOneFive Hamilton Hill is an exciting development that is bringing housing diversity and choice to Fremantle – including for the most vulnerable members of our community. The Cook Government is boosting housing supply throughout Western Australia – and I’m proud to see more housing delivered in my electorate of Fremantle. The OneOneFive development in Hamilton Hill also recognises the site’s history as a school, and its Indigenous heritage, through street names, public art, and built form. The development showcases what can be achieved with modern planning, sustainable objectives and local involvement in the process. Congratulations to everyone involved.”
