Advance Housing completes 12 new modular homes in Albany

New social modular homes boost Albany’s housing options.

Twelve new modular homes have been completed in McKail, Albany, by not-for-profit community housing provider Advance Housing, supported by an $866,526 grant from the WA Government. Delivered as part of the State’s broader $5.8 billion housing investment, the $5.25 million project aims to address growing demand for social and affordable housing in the Great Southern.

The development comprises six two-storey buildings, each containing a two-bedroom unit on the ground floor and a one-bedroom unit above. All homes feature private outdoor areas, covered parking, and have been designed with accessibility in mind. Ground floor dwellings meet Gold Livable Housing Australia standards, while all others achieve at least Silver.

Local contractor Wauters Building Company undertook construction, with all units reaching energy ratings above 7 stars. This is expected to contribute to lower running costs for tenants—many of whom will be seniors or people living with disabilities.

Advance Housing CEO John Lysaught said the organisation remains committed to delivering secure, affordable housing for the region.

“Stronger communities start with stable housing, and our team is actively working to increase housing supply, which creates local jobs and benefits to our broader community,” he said.
“These 12 newly completed homes are just the beginning of a substantial pipeline of new builds that we’re proud to deliver.”

Advance Housing was established in 1997 as Great Southern Community Housing and now manages more than 400 properties across the region. The organisation is a registered Tier 2 housing provider, offering social housing, student accommodation, and homes for people with specific support needs.

WA Housing and Works Minister John Carey said the development reflects the government’s broader strategy to expand housing supply in partnership with local providers.

“Our government is partnering with the community housing sector to deliver more social and affordable housing across the State,” Minister Carey said. “These new developments will soon provide diverse housing options to vulnerable members of the Albany community, including seniors and those living with disabilities.”

Minister for the Great Southern, Reece Whitby, added: “This investment represents how our government is doing everything we can to boost social housing supply in the region. Advance Housing continues to play a crucial role in delivering these outcomes.”

A further $25 million has also been allocated to support 51 additional homes in Albany, which will also be delivered by Advance Housing.
