Euro Precast drives construction excellence at Mondrian Gold Coast

Over 750 precast concrete elements by Euro Precast used in constructing Queensland’s architectural landmark.

Burleigh Heads in Queensland is the location of a new joint initiative between hospitality group Accor and Vitale Property Group. When completed, Mondrian Gold Coast will be a blend of hospitality and residential living, featuring 83 residential apartments and a five-star hotel with 208 guestrooms.

Two 24 and 25-storey precast concrete towers are united by a three-storey podium that acts as the building’s common space and activity hub, housing a porte cochere, hotel lobby, cafes and restaurants.

More than 750 precast elements were manufactured offsite for the project – including walls, columns, arches, spandrels and balustrades – by National Precast Master Precaster Euro Precast at its Sherwood factory.

Euro Precast’s Queensland General Manager Jeff Stratford said his team has been working with Hutchinson Builders, ADG Engineers and architects Elenberg Fraser to deliver high quality elements to meet the project’s demanding schedule.

Complex geometric elements

Euro Precast manufactured and installed plain and patterned load-bearing and non-loadbearing walls, both single and double height, for the project. Columns are a combination of rectangular and circular, single and double height, raked and vertical together with balustrades that are a mix of flat and curved – with single, double, triple and quadruple scallops.

The project’s porte cochere is what makes a real statement. Both functional and visually stunning, the covered entrance has been designed to be a unique and eye-catching focal point, to provide shelter from the sun and rain and to be a hub of activity. Features include outdoor seating, public art installations, and a range of retail and dining options, to offer a place where people can come together, relax, and enjoy the vibrant energy of the Burleigh Heads community.

For this part of the project, the precast elements include columns, arches and arch segments and spandrels.

Stratford says this is one of the most comprehensive projects Euro Precast Queensland has been involved in.

“There are complex geometries across the majority of the elements that form the hotel tower, the residential tower and particularly the porte cochere.  A significant investment in moulds was needed and some innovative vertical connections were required so as to maximise the off-form surface finishes. Eight different concrete mix designs were necessary to meet the structural and architectural requirements of the project,” he commented.

New transparency for quality

Quality requirements are unprecedented for the Mondrian project and tight quality control during both manufacture and installation has been essential to the project’s success. The company has used National Precast Industry Partner CONQAs new digitised quality control software.

“Using digitised QA software enabled transparency during manufacture, allowing virtual inspection of every element and reviews of moulds, concrete strength, reinforcement, tolerances and class of finish,” Stratford adds.

Onsite, careful attention has been given to transportation, temporary bracing, placement, caulking and grouting.

“This project really demonstrates how the relationships we have fostered over the years – through our involvement with National Precast – have delivered an outstanding result,” Stratford says.

“As well as working with CONQA, we also partnered with many other National Precast members for the project including PSA, HD Rigging, Construc, PROGRESS GROUP, Reid Construction Systems, Milwaukee Tools and Actech.”
