Life science sector sees value in modular construction

Report finds that modular construction is gaining traction in the vibrant life science sector.

A recent study published by global consulting firm CRB, found that 63 percent of biotech and pharmaceutical companies in the life sciences industries surveyed plan to use modular construction methods as part of their expansion projects in the next five years.

The report’s authors said life science companies are looking to innovative modular construction for the dividends it delivers like adaptability, scalability, and resilience. 

According to the report, utilising modular construction methodology can be beneficial in a number of ways. Modular methods can streamline regulatory compliance, an issue that often causes project delay, and developers can use a repeatable design from one project and scale it to other projects, and any regulatory feedback can be applied to future iterations.

“Most of our survey respondents have plans to expand over the next five years, with some indicating an intent to establish a footprint in other countries. Optimizing capital and operations expenditure in these expansion efforts means standardizing operations between sites, expediting regulatory approvals, and remaining agile to demand for new modalities and technologies”

Modularization can also help improve operations and make it easier for project teams to adapt designs. Developers can start with a buildout that meets some basic needs of design, and then have the ability to add as they need from there over time, which can actually shorten the entire process.

The report highlights that the life sciences sector has been firing on all cylinders over the last few months, driven primarily by scientific advances in gene editing.

In the U.S. the life science sector’s embracing of modular construction has been further stimulated by the Biden Administration’s recent investment in the biotech and biomanufacturing sector.
