Modular home builders set to benefit with increase in Queensland's First Home Owner Grant

Queensland’s First Home Owner Grant increases to $30,000; modular homes and granny flats eligible.

The Queensland Government has announced a significant increase in the First Home Owner Grant, doubling it to $30,000 to support first-time buyers, particularly targeting those interested in modular homes and granny flats. (main pic: ModnPods modular home.)

This increase, in place until mid-2025, is expected to assist around 12,000 new homeowners.

Applicable to new properties valued under $750,000, the grant covers various dwelling types, including granny flats and modular homes.

Premier Annastacia Palaszczuk commented on the initiative, saying, “The existing first home owner grant has been very successful, which is why our government is doubling the grant program – meaning eligible first home buyers will receive $30,000 cashback. I hope this puts the dream of owning a first home within reach of more Queenslanders.”

This move, funded by coal royalties, forms part of the state’s strategy to ease financial pressures on residents. In addition to the grant, Queensland households are set to receive a $550 rebate on electricity bills, distributed quarterly from July 1, 2023.

According to government sources, the home must not have been lived in or sold as a place of residence at the time of completion.

It could be:

  • house, unit, duplex or townhouse; or a granny flat built on a relative’s land
  • home that has been moved from one site to another (including kit homes or modular homes)
  • home in a manufactured home park
  • substantially renovated home.

Must be one of the following eligible transactions:

  • new home
  • off-the-plan purchase
  • substantial renovation
  • contract to build
  • owner–builder.

Eligibility for the grant requires the buyer to be over 18, a first-time property owner in Australia, and purchasing or building a property like a house, unit, duplex, townhouse, granny flat, or modular home.

Queensland’s grant now triples the amount available to first-home buyers in New South Wales and Victoria.
