MMC modular builder secures £100m modular hotel and office

Modular builder Elements Europe appointed head contractor for major London development.

Commitment by Elements Europe to modern methods of construction (MMC) were crucial in their successful bid to secure the £100m ($180m AUD) development (modular hotel and office).

According to company sources, their advanced offsite manufacturing and construction techniques provided an alternative to traditional building methodology ensuring cost and programme certainty.

The central London scheme will provide 5 storeys of offices below a 17 storey volumetric modular hotel, Motel One 4*. The office space aims to achieve ‘Excellent’ BREEAM certification, underlining the project’s sustainability credentials.

BREEAM is a sustainability assessment method for masterplanning projects, infrastructure and buildings. It recognises and reflects the value in higher performing assets across the built environment lifecycle, from new construction to in-use and refurbishment.

The new modular hotel and office development will deliver on the Environmental, Social and Governance (ESG) goals of its stakeholders, with the majority of the superstructure constructed by prefabricated modules.

The modular-built project will be delivered with less embodied and operational carbon, having reduced waste levels and increased levels of fabric first insulation performance.

The scheme has been funded by UBS Asset Management Real Estate & Private Markets (REPM) and development partners BSW Land and Property, and The Pickstock Group.
