Modular housing gains support among U.S. adults

Appeal of faster construction and design flexibility of modular housing highlighted in survey by The Amherst Group.

A recent survey conducted by U.S. real estate investment, development, and operating platform, The Amherst Group, indicates a growing interest in modular housing as a solution to the housing supply shortage in the U.S. The survey, which gathered responses from 1,000 U.S. adults, found that 81% of respondents are open to living in modular homes, with many seeing it as a viable alternative to traditional construction methods.

The survey revealed that 90% of participants found at least one aspect of modular housing appealing. Many respondents also expressed interest in seeing more alternative housing options in their communities, with over 70% supporting the construction of modular homes in their neighbourhoods.

Sean Dobson, CEO of Amherst, commented on the findings, stating, “The housing sector is overdue for innovation, and modular construction could be key to addressing the supply-demand gap in the U.S. market. Americans are recognising the quality and durability of modular homes, and this survey reflects a broad acceptance of this construction method.”

The survey also highlighted some misconceptions. Around 44% of respondents believed modular homes are akin to mobile or manufactured homes. However, nearly two-thirds of participants acknowledged the advantages of modular homes, particularly the faster construction time and flexibility in design. Additionally, 41% of respondents cited the improved quality control achieved through precision tools and more frequent inspections as significant benefits.

Gen Z respondents showed a particular interest in the environmental benefits of modular homes, with 43% identifying reduced waste during construction as a key factor.

The Amherst Group also owns a modular construction company called StudioBuilt that manufactures single-family modular homes.
