Queensland’s ModFloor and Vuucon partnership signals shift to modular housing 

Queensland-based ModFloor, a specialist in prefabricated building systems, has secured a deal with property developer Vuucon to provide essential building components for large-scale build-to-rent developments in Maryborough, South East Queensland. The first tranche of prefabricated components, comprising light gauge steel (LGS) wall frames, roof trusses, and ModFloor’s innovative flat-packed LGS floor assemblies, is scheduled to commence delivery in early May for approximately 100 properties.

ModFloor’s involvement extends beyond the initial development, with the company committed to providing all the structural elements for an additional 500 properties. All developments in this project are exclusively build-to-rent, a growing trend in property investment, offering long-term returns through managed tenancies rather than individual sales.

This initiative by Vuucon, one of the latest entrants into Queensland’s modular construction market, may well position them as one of the biggest modular builders in Queensland within the next couple of months, according to ModFloor’s Managing Director John Davis. “Originally, we were only going to provide them with frames and trusses. As our ModFloor floor assembly evolved, they decided to go fully modular,” Davis explained.

By selecting ModFloor, Vuucon acknowledges the dual benefits of reduced costs and shorter build times offered by modular construction. Notably, ModFloor’s new floor assembly system has undergone independent testing, demonstrating minimal deflection, which is expected to significantly reduce transport damage and the consequent post-delivery repair costs—a common concern in traditional construction logistics, according to Davis.

According to Davis, the project represents a significant milestone for ModFloor. ‘Our program for Vuucon starts with the supply of 13 houses per month using our LGS wall frames, roof trusses, and floor assemblies, and within two months, we will increase to 30 complete houses per month”.
