UK developer Tide Construction has won planning permission for 101 George Street, Croydon, which comprises two towers; one 38-storey and one 44-storey. The scheme will reach a high point of 135 metres and comprise 550-homes that includes winter gardens, an art gallery, an incubator hub for local businesses, an onsite cafe, gyms, club rooms and garden terraces. It is understood the 101 George Street was scheduled to kick off on site before Christmas, to be delivered in 24 months. With the development designed by architect HTA, Tide Construction has partnered with Vision Modular, with an estimated 1,500 modules to be built in Vision’s purpose-built manufacturing facility in Bedfordshire, north of London.
Tide Construction and Vision Modular previously collaborated on Europe’s tallest modular tower, a student accommodation scheme in Wembley called Apex House, measuring 90 metres high and built using 679 modules. The 29-storey project was completed in 12 months. Christy Hayes, CEO of Tide Construction reportedly confirmed such projects demonstrated the rise of of modular construction as a solution to the UK’s housing crisis, enabling good quality dwellings to be delivered quickly. It also understood that architect HTA is promoting the 101 George Street as an example of the possibilities of good design within modular construction.■
